The project broke ground in September 2021 and spanned through 2024, representing one of the more significant commercial development efforts in Dardenne Prairie in recent years. From the outset, Anderson Capital worked closely with the City of Dardenne Prairie and local government to bring the project to life — navigating permitting, infrastructure, and community planning in a way that made Commerce Park West a genuine asset to the city. The development brought dozens of permanent jobs to the community and established a new standard for commercial real estate in the corridor.

Commerce Park West delivers 106,400 square feet of premier distribution and flex space: concrete tilt-wall construction, 28-foot clear heights, 12 dock doors with capacity for 12 more, ESFR fire suppression, 3-phase heavy power, and 245 surface parking spaces. The facility was designed from the ground up to meet the demands of modern commerce operations — combining the logistical rigor of a high-throughput distribution center with the architectural quality of a corporate headquarters. A corner lot with direct I-64 visibility, monument signage, and a full mezzanine level completed the vision.

The project was born from a gap the founders experienced firsthand. After years operating a distribution-intensive business in the St. Louis market, Hoefener and Weinman could never find a building that functioned as both a serious operational hub and a place a world-class company would be proud to call home. Commerce Park West was built to be exactly that.

Upon completion, a respected regional e-commerce business consolidated its office and fulfillment operations into the facility as anchor tenant, bringing the building to full occupancy. Anderson Capital exited the property in July 2024 with the building fully leased — a clean outcome that validated the development thesis, delivered for the community, and marked a successful chapter for the company.
